Requirements

Education

  • Bachelor’s degree in Law from a reputable institution; Master’s degree or specialized certification in Real Estate Law or Land Use Law is preferred.

  • Strong analytical skills with the ability to review complex legal documents and identify key issues and risks.

  • Detail-oriented approach with a high degree of accuracy and precision in document review and analysis.
  • Demonstrated ability to work independently, prioritize tasks, and manage multiple projects simultaneously.
  • Proficiency in legal research, contract drafting, and negotiation.
  • Membership in relevant professional associations or bar admissions is desirable.
  • Proven experience (3 years) working in a legal division capacity with a focus on land transactions, property law, or real estate development.

Responsibilities & Context

Responsibilities:

Land Document Vetting:

  • Thoroughly review and analyze land-related documents including deeds, titles, leases, agreements, and contracts to ensure compliance with legal standards and regulatory requirements.
  • Identify and mitigate any legal risks or discrepancies associated with land transactions, ownership rights, encumbrances, and other relevant factors.
  • Provide expert advice and guidance on land-related legal matters to internal stakeholders, including management, project teams, and other relevant departments.

Due Diligence:

  • Conduct comprehensive due diligence on prospective land acquisitions, including verification of ownership, land use regulations, zoning laws, environmental considerations, and other pertinent factors.
  • Collaborate with external legal counsel, surveyors, and land experts as necessary to facilitate thorough due diligence processes and ensure accurate assessment of land assets.

Legal Compliance:

  • Stay abreast of relevant laws, regulations, and legal precedents pertaining to land transactions, property rights, land use, and real estate development.
  • Ensure adherence to all legal requirements and regulatory frameworks governing land transactions, property development, and related activities.

Contract Management:

  • Draft, review, and negotiate land-related contracts, agreements, and legal documents to safeguard the interests of the company and mitigate legal risks.
  • Monitor contract compliance and enforce contractual obligations pertaining to land transactions, leases, licenses, and other agreements.

Risk Management:

  • Assess and mitigate legal risks associated with land acquisitions, development projects, and property management activities.
  • Develop risk mitigation strategies and proactive measures to protect the company’s interests and minimize exposure to legal liabilities.
