Responsibilities & Context
We are looking for dynamic and motivated young professional Executives for the Legal Department.
- Vetting of the property documents and Submission of the waiting list for final vetting Initiating and conducting all legal proceedings, drafting legal documents (notices, letters, contracts, agreements, deeds, etc.)
- Searching for the authenticity/legality of property documents in the concerned Govt. Office.
- Provide final legal opinion upon searching report for the purchase of property in the name of the company.
- Drafting & preparing a deed of the sale agreement, Baina Deed, Saf-Kabla Deed, MOU, etc. to purchase the property.
- Proceed with the registration of the Saf-Kabla deed, POA, Baina Deed, etc. & register the same in the concerned sub-registry office.
- Collecting certified copies of registered deeds & preserving the registry slip for main deed collection in the future.
- Arrange a meeting with respective buyers and sellers to discuss the legality of the proposed property.
- Preparing a file with all relevant legal documents of newly acquired property & preserving the same into safe custody.
- Providing a copy of all relevant documents to the prospective buyer relating to the sale of a property.
- Reviewing, recommending, and dealing with the legal matters related to the staff/clients and others as per business requirements by complying with the laws and regulations.
- Guiding management on regulatory and compliance issues to ensure compliance with legal regulations.
- Handling labor court/civil/criminal court cases through concern chambers. Filing case in Thana/court as and when necessary.
- Providing required documents to the bank for the loan. Providing documents providing necessary information and explanation as required by the bank.
- Vetting various types of land-related documents.
- Communicate with the A.C. Land Office, Tofshil Office, Sub-Registry Office, and the Land Dispute Court as needed.
- Preparing all legal deeds & documents relating to property transfer and mortgage and registering them with the Sub-Registrar Office on time.
- Processing land purchases and updating land documents while adhering to the legal code of conduct.
- Dealing with land-related issues, such as land purchase, deed draft production, and third-party authenticity assessment of ownership claims.
- Interactions with clients, including setting up initial meetings, taking notes, receiving documents, staying in touch with clients, and follow up.
- Dealing with land-related activities such as land measurement, negotiation, purchase, Tax, VAT, mortgage, registration/ deed/ agreement/ bayna, commissioning, etc.
- Maintain & develop relationships with the Law Enforcement Agencies.
- Liaison with various Govt. and Non Govt. Organizations such as AC (Land) office, cadaster, Sub-Registry, and RAJUK office.
- Provide legal opinion & support to Land departments in the company on various kinds of documents & activities.
- Make a list and regular update of signed/executed agreements by the Company and note the date of expiry/renewal of each agreement.
- Time to time report to the Company Management.
- Any other responsibility assigned by the Management.
- Affiliation with concerned government authorities like Land office, Sub-Registry office, RAJUK office, etc. Innovative, proactive, and confident.
- Expert in Legal Document Drafting and Bangla Typing.
- Working knowledge of Microsoft Office suites.
- Dealing with land-related activities such as land measurement, negotiation, purchase, Tax, VAT, mortgage, registration/ deed/ agreement/ bayna, commissioning, etc.
