Job Responsibilities:
Job of Legal Department:
- Collection of all the documents from the land owners & make a chain history of the property.
- Submit the legal opinion to Management after legal vetting, cross checking from authorities.
- Ensure all the paper works from the legal point of view before signing an agreement.
- Finalization of terms of contract during the signing of a new land or any other covenant.
- Prepare drafting & Obtaining Agreement, Power &get the Registration done with L.O. Consent.
- Complete the acceptance of Power from 1. Cantt.Board 2. Rajuk, 3. MOW 4.Housing & Settlement etc. and ensure all hearing of QMG, CB, MEO, Rajuk, Jalshiri and as per requirements,
- Responsible to prepare each & every agreement between flat owners & MREL according to the approved payment schedule & application form provided by Mkt. department.
- Take initiative to get the sale permission & finally get the registration done properly.
- Ensure all separate lists of documents up to date: Paper wanting doc. For developments, Registration status, original docs handing over to association, land and holding taxes issues etc.
- Ensure Litigations and cases with the connection of Legal adviser.
Job of Logistic Department:
- Take necessary steps & get liaison with concerned government departments such as Rajuk, National Housing Authority, Ministry of Works, other’s city corporation & pourosova, Foreign Ministry, Cantonment Board, HBFC, and Department of Registration etc for legal transfer.
- To take NOC (like L-19, Utility bills,HBFC etc.) & NEC (Bank, Registry office etc.),mortgage permissions from concerned govt. authority.
- Get the plan (design) approved from 1. Cantt.Board 2. Rajuk, 3. MOW 4.Housing & Settlement and communicate in house design department as well.
- Liaison with Utility Services authorities to restore all necessary utility services:
- During project work initiation
- During project construction period
- During project completion
- Take the file immediately after signing it & initiate:
- Building breaking permission
- Digital survey
- Soil test
- Handover/ taken over the plot from L.O. & convey it to Construction for Ground breaking ceremony.
- Provide all logistic support to legal wings.
- Responsible to ensure all departmental necessities, like; timely MRS, PO, Work order, MRR etc.
- Always update of all new rules and regulations of various authorities and prepare all steps of existing and upcoming jobs with time durations.
