Responsibilities:

1. Maintain and organize project files systematically.

2. Ensure RAJUK approvals are applied for and secured timely.

3. Handle applications and follow-ups with utility service providers.

4. Oversee land and flat registration processes, ensuring legal compliance.

5. Serve as the point of contact between the company and government offices.

6. Keep the management informed of progress and roadblocks in each project.

Responsibilities & Context

1. File Management :

  • Maintain a centralized and systematic filing system for all project documents.
  • Digitize and back up physical files, ensuring easy retrieval and security.
  • Regularly update and verify documents related to RAJUK, land, and utilities.

    2. RAJUK File Handling:

  • Ensure proper documentation for zoning clearance, building plan approvals, and compliance certificates.
  • Submit required documents to RAJUK on time and track the approval process.
  • Liaise with RAJUK officials to resolve any discrepancies or issues.

    3. Land Registration:

  • Prepare and verify documents for land mutation, ownership transfer, and khatian updates.
  • Coordinate with sub-registrar offices for smooth and timely land deed registration.
  • Maintain a record of registered lands and update the management regularly.

    4. Flat Registration:

  • Manage all paperwork related to flat handover and client registration.
  • Ensure timely processing of deeds and other legal documentation for clients.
  • Communicate with buyers to ensure proper understanding of registration steps.

    5. Utility Management:

  • Handle applications for project utilities (electricity, gas, water, internet, etc.).
  • Maintain records of utility installations, service agreements, and bills.
  • Ensure timely follow-ups with utility providers to avoid delays.

    6. Corporation and Municipality Liaison:

  • Manage permits and approvals required from city corporations for road access, waste management, etc.
  • Build relationships with corporation officials for smooth project execution.

    7. Compliance Monitoring:

  • Ensure all activities comply with government regulations, including RAJUK guidelines, environmental clearances, and utility norms.
  • Conduct regular audits of files and processes to maintain accuracy and legal compliance.

    8. Communication and Coordination:

  • Act as a bridge between the company, government offices, utility providers, and clients.
  • Update management on the status of approvals, registrations, and utility setups.
  • Proactively address issues or delays in any logistical process.

    9. Reporting and Documentation:

  • Create detailed reports on the status of RAJUK approvals, utility installations, and registration processes.
  • Document interactions with external parties for future reference.

    10. Team Supervision (if applicable):

  • Oversee and guide logistics personnel, ensuring timely task completion.
  • Assign responsibilities for on-ground tasks like field visits or submission of files.
