Additional Requirements

• Bachelor of Science (BSc) in Civil Engineering from any Public University or a renowned Private University.
• A candidate must possess a minimum of 15 years of practical experience in Civil Construction, with at least a decade spent working for a well-known real estate development firm.
• Preference will be given to individuals who have direct experience in building high-rise residential and commercial structures, including projects with 2 to 3 basement levels, for recognized real estate developers.
• Age limit – at most 45 years.A successful track record of independently overseeing construction operations for high-rise residential and commercial buildings, along with a clear understanding of the necessary foundation work for these types of projects, is essential.
• Must be capable of handling stress effectively.
• Strong communication abilities are required.
• Proficiency in MS Project is necessary, and experience with a Real Estate ERP system will be an advantage.
• The candidate should demonstrate robust leadership skills and the ability to build an effective team.

Responsibilities & Context

We engage in the construction and development of high-rise residential and commercial real estate projects that include two to three basements. We are seeking an Asst. General Manager- Construction to oversee and direct our construction projects in Dhaka from initiation to completion. Under the supervision of the Head of Construction, the incumbent is responsible for leading a team comprised of project engineers, store officers, and other personnel involved in the project operation.

• Develop and execute a comprehensive project plan that ensures satisfactory advancement of the project.
• Make certain that all project tasks are progressing according to the schedule and align with the GFC Drawings.
• Collaborate with the internal design team to facilitate seamless drawing assistance for the project.
• Review the Bill of Quantities and accurately submit material requests while regularly inspecting the quality of all materials.
• Coordinate the concrete casting schedule with the procurement team, ready-mix supplier, and project staff(s).
• Ensuring all quality control measures in accordance with company standards.
• Schedule and participate in discussions with contractors and site personnel to pinpoint issues hindering project progression and implement solutions to enhance project advancement and work quality.
• Ensure that all safety protocols are adhered to by the internal team & the contractor team on-site.
• Verify all initial and final payment invoices from contractors.
• Confirm that all unnecessary utility connections are officially disconnected, all utility meters are secured, security posts are built, site offices are properly established with necessary facilities, and labor sheds are constructed with required amenities, ensuring overall safety and security of site operations.
• Offer technical assistance to subordinates for all tasks related to the projects.
• Organize consistent meetings with project personnel to discuss site safety and cleanliness.
• Promptly contact supervisors in case of any emergency situations.
• Create a detailed finishing schedule for projects that are in the finishing phase.
