Responsibilities & Context

Job Context

This position is responsible for ensuring efficient operations and maintenance of all facilities within the shopping mall a project of Meridian Hospitality Limited under the umbrella of Meridian Group. The incumbent must ensure coordination and harmony between all stakeholders that includes customers, property owners, tenants and facility management team members and others.

Job Responsibilities

  • To ensure Construction and Project Management involves planning, budgeting, coordinating, and supervising construction projects from start to finish including Cost management, Contract administration, Health and Safety management, Quality management.
  • To ensure Stakeholders Management includes specifying the name and contact information of the property owner or management company for the shopping mall, outline their responsibilities, including overall management, lease agreements, and financial matters.
  • To ensure Tenant Management includes listing the tenants, including the shopping mall, cineplex, food court, office and hotel.
  • Describe each tenant’s responsibilities, such as maintenance, rent, and compliance with the document.
  • To ensure Facility Management includes to oversee the maintenance and repair of all mall facilities, including escalators, elevators, HVAC systems, plumbing, electrical systems, lighting, and more.
  • Coordinate with external contractors and service providers as needed for repairs and maintenance.
  • To develop and implement a preventive maintenance schedule to minimize downtime and maximize equipment lifespan.
  • To ensure safety and security includes safety of customers, employees, and tenants by maintaining a secure and hazard-free environment.
  • Develop and implement safety protocols, emergency response plans, and security measures.
  • Monitor and address safety and security issues promptly.
  • To ensure fire compliance and regular safety drills/ other precautionary measures are maintained.
  • Provide detailed emergency response plans, including fire drills, evacuation routes, and crisis management.
  • Maintain liaison with security and other related government agencies to prevent and execute crisis
  • To ensure CCTV surveillance system and security measures are in place to protect visitors and assets. Explain access control measures and procedures for granting or restricting access to certain areas.
  • To ensure Budget Management including to prepare and manage the facility management budget, including operating and capital expenses.
  • Identify cost-saving opportunities and make recommendations for cost-effective solutions.
  • Monitor and control expenses to stay within budget.
  • To ensure dispute resolution, mediation and arbitration, explain the dispute resolution process, including mediation and arbitration procedures.
  • Specify the jurisdiction and governing law that apply to the agreement.
  • To ensure Regulatory Compliance and Law, compliance with all local, state, and federal regulations related to facility management and safety.
  • To ensure vendor and supplier management, select, evaluate, and manage third-party vendors and suppliers to ensure the highest quality services at competitive prices.
