Education

  • Master of Business Administration (MBA) in Marketing
  • University of Dhaka,IBA, Dhaka University,Jahangirnagar University,North South University,BRAC University students will get preference

Experience

  • At least 15 years

    Real Estate, Group of Companies, Developer

Additional Requirements

  • Age 40 to 50 years
  • Minimum of 15 years of experience in land sales, real estate or a related industry, with at least 5 years in a senior managerial position.
  • Candidates from IBA (DU), University of Dhaka, Jahangirnagar University, BRAC University, NSU, BUP, and IUB will be preferred.
  • Proven track record in negotiations and sales management and achieving high-value sales targets in the real estate industry.
  • In-depth knowledge of the real estate market and legalities related to land transactions in Bangladesh.
  • Good knowledge about land registration, deed, CS/SA/ RS/ BS Porcha & Khatian, map, mouja and other related documents.
  • Leadership and team management experience with the ability to inspire and motivate a team.
  • Proficiency in MS Office and real estate management software.
  • Fluency in both Bengali and English.
  • Experience working with government agencies, developers and large-scale land acquisitions.
  • Familiarity with land development, urban planning and construction processes in Bangladesh.
  • Must be highly motivated, results-driven and able to work under pressure to meet deadlines and targets.
  • Ability to travel as required for site visits and client meetings.

Responsibilities & Context

The GM/ DGM, Land Sales shall oversee the company’s sales operations, ensuring that targets are met and strategies are aligned with the company’s growth objectives. The role involves a strategic leadership position, managing a team of land sales professionals, identifying opportunities and ensuring smooth transactions from land purchase to sale completion. The ideal candidate should possess a strong understanding of the real estate market in Bangladesh, excellent negotiation skills and a proven track record in land sales.

Key Responsibilities:

Strategic Leadership:

  • Develop and implement effective land sales strategies that align with company goals and objectives.
  • Oversee the entire land sales process, from initial identification of potential properties to final sale.
  • Collaborate with the top management and other senior leaders to drive the company’s land sales initiatives.

Sales and Business Development:

  • Design and implement effective marketing campaigns to promote land projects, targeting potential buyers and investors.
  • Collaborate with the marketing team to develop digital and traditional marketing materials.
  • Lead negotiations and closing of land sales deals, ensuring they meet company profitability targets.
  • Build and maintain strong relationships with landowners, developers and other stakeholders.
  • Identify new business opportunities and areas for expansion, including potential partnerships with other developers, landowners and governmental agencies.

Team Management:

  • Lead, mentor and manage a team of land sales.
  • Set clear performance expectations and provide regular feedback and training to improve the team’s efficiency.
  • Develop KPIs and evaluate the performance of the team members.
  • Create a high-performance culture and ensure the team meets individual and organizational sales targets.
  • Market Research and Analysis:
  • Conduct thorough market research to identify trends within the real estate sector in Bangladesh.
  • Analyze competitive pricing, demand for land, zoning regulations and legal requirements affecting land sales.
  • Provide insight on potential market risks and help the company mitigate them.

Client Relations:

  • Foster and maintain long-term relationships with clients to ensure continued business growth.
  • Provide advice and consultation to clients regarding land investments, zoning issues and the legal aspects of land transactions.

Regulatory Compliance and Legal Matters:

  • Ensure all sales activities comply with local regulations, zoning laws and real estate policies.
  • Work closely with legal teams to ensure contracts are in place and all legal documentation for land transactions is accurate and complete.

Reporting and Analysis:

  • Provide regular updates on land sales performance, market conditions and sales forecasts to the senior management team.
  • Prepare sales reports, including performance analysis, forecasts and budget adherence.
  • Monitor and analyze sales metrics to improve processes and meet sales targets.

Budget Management:

  • Prepare and manage the budget for the land sales department.
  • Ensure effective allocation of resources to meet sales goals while controlling costs.
