Responsibilities & Context

We are hiring for a reputed Real Estate company.

𝐀𝐛𝐨𝐮𝐭 𝐭𝐡𝐞 𝐑𝐨𝐥𝐞: We are seeking an experienced and dynamic Project Director to lead the development of a prestigious Medical College Hospital. This senior leadership role requires a seasoned professional to oversee the design, construction, operations, development, and strategic initiatives of the project. The successful candidate will play a pivotal role in ensuring the project’s success from inception to completion, maintaining the highest standards of quality and efficiency.

Main Duties and Responsibilities of the Role

Supervisory Responsibility:

  • Lead and coordinate major projects and initiatives related to hospital infrastructure development, technology implementation, and process improvement. Manage project timelines, budgets, and resources effectively.
  • Provide effective solutions to consultants on the design as per requirement of the medical college hospital.
  • Plan, supervise and co-ordinate construction of special project like medical college hospital.
  • Supervise the activities of assigned personnel in the project construction site and implement Quality Assurance as per specification.
  • Lead the Project Managers, representatives from user departments and others concerned in order to arrive at the best and most economical and efficient solutions.
  • Chair planned site meetings with contractors, to ensure that they are fully conversant with the project scope of work, construction programs, design drawings, material specifications and delivery dates.
  • Determine work methodology in accordance with project workload, contract terms and conditions and professional engineering standards.
  • Prepare detailed work budget of project in association with finance and Plans & Coordination department and get approval by the assigned committee.

Project Performance:

  • Review quantity surveying and rate analysis, initial drawings, scopes of work, specifications.
  • Liaise with Plans & Coordination department to develop design, budgets/estimates.
  • Liaise with structural consultants and ensure cost effective structural design with uncompromising safety factor.
  • Conduct team-building activities including the facilitation of monthly project managers meetings.
  • Select and commit contract staff where appropriate to fill gaps.
  • Define roles of project team members.
  • Strictly manage Quality control outcomes as directed by the board.
  • Plan & organize handover from construction team to Customer Services Department and manage defects program as per contract.
  • Periodical analysis of planned activities vs actual activities.

Human Resources Management:

  • Continuous manpower evaluation, do-need-gap analysis and liaise with the Head of Human Resources on human resource management issues were appropriate.
  • Assist in the recruitment and allocation of personnel as approved by management.
  • Assist human resources department in conducting performance management systems and advise reward management programs.
  • Evaluate training needs of the existing engineering team and arrange necessary training periodically in conjunction with the human resources department to meet company’s business objectives.
  • Prepare a construction manual and update it as when necessary.

Subcontractor Management:

  • Accountability of all subcontractors’ activities.
  • In conjunction with relevant senior managers set and enforce standards of performance of subcontractors regarding safety; quality; work performance etc.
  • To check and recommend contractors/subcontractors monthly valuations for approval.
  • Develop list of preferred Subcontractors.
  • Support punitive actions decided by senior management with non-performing Subcontractors.
  • Foster long-term relationships with key Subcontractors.
