Additional Requirements
- Age 25 to 40 years
- Adequate knowledge on RAJUK (DMDP) approval matters, especially calculation of land properties, registration rules, Floor Area Ratio (FAR), Deed of Agreement, Power of Attorney and other legal issues etc.
- Acquainted with land in all prime locations in Dhaka and adjacent areas and other major cities in Bangladesh.
- Proper understanding on Land Development for Joint Venture.
- Capable to review and evaluate land values for procurement.
- Capable of doing feasibility study regarding procurement of land.
- Capable of prompt and careful handling with the Land owners.
- Liaison with various Govt. and Non-Govt. authorities.
- Cross communication and collaboration functional.
Responsibilities & Context
- Understanding of RAJUK (DMDP) Approval Processes: In-depth knowledge of the Dhaka Metropolitan Development Plan (DMDP) and the procedures for obtaining necessary approvals from RAJUK.
- Land Valuation and Appraisal: Proficiency in assessing land values, market trends, and property appraisal techniques to inform procurement decisions.
- Floor Area Ratio (FAR) Regulations: Expertise in calculating and interpreting Floor Area Ratio (FAR) requirements and their implications for development projects.
- Legal Knowledge and Documentation: Strong grasp of legal documents such as Deeds of Agreement, Power of Attorney, and other contracts related to land transactions and property development.
- Land Development and Joint Ventures: Experience in managing land development projects, including planning, execution, and forming joint ventures for development purposes.
- Feasibility Studies: Capability to conduct thorough feasibility studies to evaluate the viability of land procurement and development projects.
- Negotiation and Liaison Skills: Ability to negotiate effectively with landowners, and liaise with government and non-government authorities to facilitate smooth transactions and approvals.
- Sales and Marketing Strategies: Knowledge of sales and marketing strategies tailored to real estate and property sectors, including market analysis and campaign management.
- Cross-functional Communication and Collaboration: Strong skills in cross-functional communication, ensuring seamless collaboration with different departments and stakeholders.
- Project Management: Competency in managing projects, including timelines, resources, and stakeholder expectations, ensuring that land development and sales objectives are met efficiently.
